Bloor Homes continued expansion in the region resulted in the need for larger premises, with the client opting to invest in a new developer led office building already under construction on a site adjacent to their existing premises. STOAS were appointed to design the internal layout of the new office accommodating the operational requirements of Bloors Homes, acting as Employers Agent for the construction of the building and fulfilling the role of lead designer for the Category B office fit out works.
Bloor Homes’s interest in the property started post commencement of the construction works, with the super structure already established. The developers speculative general arrangement was not suited to the operational demands of Bloor Homes, thus requiring us to adapt the internal layout to suit the client, whilst working within the confines of the existing structural grid and building envelope, all against a build programme that was rapidly evolving.
Through good co-ordination, communication and robust project management procedures we were able to achieve a new layout that aligned with the clients brief, redesigning core areas and staircases with minimal adjustments to the already erected structural steel frame and installed underground drainage.
