A new hire depot development on a 6.4acre site required as a result of the client having outgrown its current site due to the regional success of the business. The new depot consists of a purpose built workshop facilities, offices and a large open storage yard.
The site is to the East of the town on a flat area of land towards the Swale and Isle of Sheppey beyond, the area is above an aquifer and therefore infiltration drainage was not possible and required a strategy to overcome this site specific constraint. An additional challenge emerged in the development area brief which stipulated the building should have no visible roof slope and a highlighted office element.
We resolved the drainage issue by implementing a percolation and movement of water to a ditch system strategy, allowing the yard areas to drain suitably while controlling discharge rates from the site. In responding to the development area brief we opted for a flat roof unit with a distinctive cladding system used on the offices – satisfying the client, planner and LLFA requirements in a considered development.
